Occupancy and Zoning
You should know that Provo City zoning restricts occupancy to one couple, or three singles per unit. For example, with a duplex, you can put up to 6 singles or two couples total.
There are several exceptions to the rule. For example, there are several condo complexes near campus that allow 4 singles per unit. Most of these were built in the 1980�s, and are on condo row (between 700 N and BYU). Obviously, these would be better investments than the ones approved for 3 singles because of cash flow.
I�ve also sold a several single-family homes near campus that are zoned R-5. Apparently, if the property is on a big enough lot, and if the owner can provide enough parking, the city may allow you to put 6 singles in one unit.
The best way to keep from having trouble with the city is to have your agent (hopefully myself), make any offer contingent on a zoning verification. You can get a zoning verification at the city offices for $20. It will tell you the properties current use and occupancy restrictions.
